Selling your home: An 8 step survival checklist

Selling your property can be a convoluted process, especially if it is your first time. Use this checklist to help you navigate all the steps and track your progress.


1. How much is your property worth?
You need to have a realistic expectation of what your property is worth. Get your property appraised by estate agents and keep track of what similar sized homes in your street or suburb sell for.


2. Find an estate agent
Choose an agent who has a successful sales record and experience in your local market. They need to have an effective marketing strategy so your home sale gets exposed to the most possible people. In this step you also need to negotiate their commission and any marketing fees applicable before signing an agreement with them.


3. Offer or auction?
Your estate agent can help you decide what sales method is best - either via an auction or to take offers. They will be able to advise you which sale method is best for your property.


4. Choose a legal eagle
A solicitor or conveyancer is essential to prepare your contract of sale and Section 32 statement (vendor's statement) and help you understand the finer legal points of your sale.


5. Your home goes on the market
Together with you agent you now need to decide your advertised selling price, and what offers you are prepared to accept. After photographing your property your agent will now begin to market your home for sale - online, in print, on billboards and via open home viewings.


6. Offers or auction
Prospective buyers will channel their offers via your agent, who will negotiate with them on your behalf. If you are selling at auction buyers need to have exceeded your reserve price. Once you have accepted an offer your legal rep can begin preparing final contract documents. This is the point where the buyer also pays a deposit.


7. Pre-settlement
Before you exchange your keys for your cash your legal rep and bank will liaise with the buyer's reps and bank to finalise all the legal and financial requirements.


8. Settlement
This is the big day when the sale legally occurs. The buyer takes possession of your property and you receive the balance of payment from them.

Walk a Mile in Their Shoes 2016

On Friday 2nd of September 2016, Harcourts Hills Living, along with other Harcourts offices, their families, friends and supporters in the area, will be joining forces with White Ribbon Australia to take a stand against domestic violence.

Meet us on the corner of Dumaresq & Queen Streets at 11.00am for an 11.30am start. All guys and girls should be wearing their best high heels to walk through the main shopping district of Queen Street Campbelltown, finishing at Mawson Park (on the corner of Cordeaux and Queen Streets).

This walk brings communities together, highlighting the fact that violence against women is, in fact, a community issue. “Walk a Mile in Their Shoes” is an education and fundraising campaign led by the Harcourts Foundation in conjunction with Harcourts Real Estate to increase public awareness of the impact of violence against women in Australia.

All proceeds from this campaign will be donated to White Ribbon’s “Breaking the Silence” program in primary and secondary schools across Australia, aimed at creating generational change in attitudes toward violence.

Last year, nearly 800 Harcourts staff, family, friends and supporters across Australia “walked a mile” in women’s heels to show solidarity and bring attention to this national tragedy. Our 2015 event set a new White Ribbon record for a community fundraising activity, and this year we hope to set a new record!

5 Tips for Preparing Your Home for an Open House Inspection

After you have put your property on the market, you need to start thinking about marketing it effectively. An open house inspection, where potential buyers get to see it firsthand, is your opportunity to show it off at its best.

To ensure the process runs smoothly it's worth making sure you cover these five bases:

  1. Give the place a good clean
    This might seem like common sense, but you'd be surprised how many sellers don't address this basic first step. You want to make the best first impression possible, and a clean home is essential. If you have pets or problems with musty odours make sure you deal with these well in advance of inspection day. Everyone's standard for a "clean house" varies, so be as thorough as you can or hire a cleaner if you are time poor.
  2. Fix any problems
    Here we are not talking about any major works, just basic repairs to any parts of your home that need a little TLC. A dripping tap may be enough to put a seed of doubt in a potential buyers mind. Make sure all your plumbing works, broken windows/tiles are replaced and you give any stained or peeling paint a fresh coat.
  3. Make sure everything is on
    If the property has been vacant for a while, you've probably turned off the utilities. So before the inspection, make sure the electricity, water heater, and gas are switched on. Buyers will want to check that everything is working properly, and if it isn’t they could walk away from a potential sale.
  4. Let in the light
    Buyers love a home filled with light, preferably the natural variety so make sure all windows are sparkling clean and all blinds and curtains are open. Don’t be afraid to put on all the lights on, especially in gloomy corners or rooms that are south facing. And open your windows to let in all that fresh air.
  5. Be security conscious
    The majority of people who pass through your home will be there to look. But don’t tempt fate by leaving any valuables, like jewellery or a smartphone, lying around. Lock them away, preferably in a safe. Also make sure you protect your privacy, and keep valuable documents like bills and bank statements out of sight.

P.S: Don’t forget your outdoors A well-tended garden and outdoor area can only help sell your home, so make sure you don’t overlook this. That means mowing the lawn, weeding your beds and making sure your pool is sparkling clean. Pay attention to the entrance of your home and the view from the street – first appearances count.
